Preventive Maintenance

Preventive maintenance (or preventative maintenance) is work that is regularly performed on a piece of equipment to lessen the likelihood of its failing. Preventive maintenance is performed while the equipment is still working, so that it does not break down unexpectedly.

The goal of a successful preventive maintenance program is to establish consistent practices designed to improve the performance and safety of the equipment at your property.


Types of preventive maintenance schedule in BaseEAM

Commonly, the schedule could be based on time, meter or event:

  • Time-Based: The schedule interval is specified beforehand. For example: Check the fire alarm system every Saturday until the end of the year.
  • Meter-Based: The schedule interval is specified by meter frequency. For example: Check the equipment every 100 run hours.
  • Event-Based: If the meter reading data for an equipment less or greater than a predefined threshold, a new event will be raised an a new work order will be created.

NOTE: BaseEAM will only generate next WO for PM if the current WO is already closed or cancelled.
